The range of costs according to the nature of the transaction (purchase or rent) varies considerably depending on the area in which the family or business wishes to be located. The most in-demand areas are currently the metropolitan area of San Salvador – due to the largest concentration of activities, typical of a capital – and phases 1 and 2 of Surf City – a national government tourism development program, where the most iconic tourism projects and activities in the country are currently located.

  • Business incorporation document
  • Credentials
  • Current registration
  • DUI and NIT of the legal representative
  • Minute point where the purchase is authorized
  • Solvency of the company's Treasury
  • General administrative power
  • DUI and NIT of the agent
Rental transactions

The following are the standard requirements for rental transactions, but it may vary according to the owner.

If a natural person rents
If an agent purchases
  • Copy of personal identification document, residence, or work permit
  • Employment certificate
  • Copies of the last three bank statements
  • Payment of a deposit equivalent to one month's rent, which will be returned at the end of the contract
  • Business incorporation document
  • Last 3 ISLR declarations
  • DUI and NIT of the legal representative
  • Minute point where the rent is authorized

Rental contracts are usually made for a minimum of 6 months and can be extended. The contract can be automatically extended for a maximum of 5 years if it is a natural person or 7 years if it is a legal entity; after these periods, a new contract must be entered into.
